Built a 6,500 m² business center — how much the design and construction cost in Bishkek

The Client had a plot for an office center, but kept getting stuck on questions: how many floors would be allowed, where parking would go, whether there'd be enough power. We helped him work through the constraints, designed a 6,500 m² business center for him, and built it with one team — no disputes between designer and builder

How it usually goes

Marat had a plot downtown and a sense that an office center should go there. Then came the questions he didn't have answers to: how many floors would be allowed, where parking would go, whether there'd be enough electrical capacity

The first conversation was about these constraints, not the façade. The area came out of them: six and a half thousand square meters

The construction was handled by a single contractor — the same one who did the design. Marat says he chose it that way after a past project where the designer and the builder argued for six months over who was to blame for a crack

People come with a plot and a general idea: offices, rental, retail on the ground floor. Less often they come with a finished project from another company and ask to have it completed

How it works

First they look at the plot and its constraints: what's allowed by code, how much grid capacity is available, where parking will fit. The concept and area come out of that

Then comes architecture, structural design with calculations, working drawings, and construction. Design oversight on site is handled by the same people who did the design, so decisions on site aren't reinvented from scratch

You'll need the documents for the plot, the desired purpose for each floor, and a rough timeline. There's no need to state a budget at the first meeting — it's calculated from the area

A legal warranty is given for all stages of work. The second-tier license allows the company to manage the project through to commissioning

Can I hire you just for construction if I already have a design?

Yes. In that case they first calculate the estimate based on your design and show you where you can stay within budget without losing quality
